What it is for

In some French cities a unit's rent must not exceed a cap per m². The application automatically compares your units' rent with these caps, updated every night from public data, and warns you before an overrun becomes a problem.

Which units are checked

Long-term unfurnished, furnished student and furnished leases, for a unit of 1 to 4+ rooms (the unit's housing type) located in a controlled city of France. Shared housing, seasonal rentals and other countries are not checked. The check requires the unit to have a rent and a surface (sum of its rooms' surfaces, excluding cellars, car parks and outbuildings); without them there is no alert.

The two badges

  • Rent above cap (red): the rent per m² exceeds the city's highest cap, whatever the district and construction period. The overrun in euros per month is shown.
  • Rent to check (rent control) (orange): the rent is between the lowest and highest cap; the exact cap depends on the district and construction period, which the application does not know. Check with the city's official grid.
They appear on the unit's card, in the header of its page and, for the administrator, on the “Rent control” administration page. Hovering a badge shows the detail (city, rent per m², caps).

Fixing an alert

Adjust the unit's rent (see Rent, charges and fees) or check the surface and housing type. The alert disappears at the next display once the rent is back under the cap. Caps are not legal advice: when in doubt, ask your local authority or rent observatory.
