Why these indicators?
To decide on improvements from real data rather than impressions: are search results relevant? Do listings make people want to get in touch? Is the application path smooth? Do applications lead to a lease?
The five indicators
| Indicator | What it measures | Calculation |
|---|---|---|
| Search → listing viewed | Relevance of results | Visitors who opened a listing from a search ÷ visitors who ran a search |
| Listing → contact | Attractiveness of listings | Visitors who showed the contact, booked a viewing or made a request ÷ visitors who saw a listing |
| Contact → complete application | Quality of the tenant path | Applications sent with a complete file ÷ (contacts + started applications) |
| Application → lease | Effectiveness of the letting | Tenants created from an accepted application ÷ applications sent |
| Listing → first contact | Time to generate prospects | Median delay between the listing going online and the first contact |
How to read them
- Compare a period with the previous one (▲ ▼ arrows in points) rather than judging an isolated figure.
- The first three rates count visitors per day; applications and leases are volumes: a lease can be signed after the measured period.
- The delay to first contact is only measured for listings whose go-live date is known (published after tracking was introduced); others are counted separately.
- “Lease” here means tenant created from an application.
Where to see them
- Landlords: My listings' performance block on the Rentals › Applications page (see): views, contacts, applications, leases and delay for your homes.
- Administrators: Management › Conversion indicators, over 1 day, 7, 30, 90 days or 1 year compared with the previous period (the day before for 1 day), daily trend (monthly over 1 year) and most viewed listings. Counters are kept for 400 days: over 1 year, the comparison with the previous year is partial.
Privacy
No personal data is recorded: only counters aggregated per day and per listing. To count a visitor only once a day, an irreversible fingerprint is kept for 48 hours then deleted; it cannot be used to follow a visitor from one day to the next. Robots, landlords viewing their own listings and administrators are not counted.
