A transparent, informative score

The rental reliability score summarises, from 0 to 100, your tenant history on Smartlife. It is calculated only from recorded facts: your rent payments, meeting the payment deadline and your former landlords' reviews. It takes no personal characteristic into account (origin, age, sex, family situation, health…). It decides nothing: no automatic refusal or acceptance, the landlord alone judges. Find it in My tenant file › My rental reliability score.

The three criteria

CriterionWeightCalculation
Payment regularity40%Share of due rents paid in full (a partial payment counts for half).
Meeting the deadline30%Share of rents paid by the payment deadline of your lease. Rents without a known payment date are ignored.
Landlord review at end of lease30%Average of the reviews left at the end of each long-term lease (rating from 1 to 5 scaled to 100).
If a criterion has no data, it is set aside and its weight is spread over the others. Labels: 85 and above Excellent, 70 to 84 Good, 50 to 69 Average, below 50 Needs improvement.

When is the score calculated?

At least 3 due rents recorded on Smartlife (or an end-of-lease review) are needed. Before that, the score shows “Not yet rated”: a new tenant is never penalised and the file is assessed like any other. Seasonal rental stays do not count.

The landlord's end-of-lease review

When a long-term lease is closed, the landlord may leave one review from the tenant's page: overall rating from 1 to 5, condition of the home when returned, notice respected or not, and a short factual comment (300 characters). They can fix it for 14 days, as long as you have not replied. You receive the review in your file.

Your right of reply and to contest

You can reply to each review and contest it: the review is then flagged “contested” and your reply is shown with it to any landlord who sees it. If you think a review is unjustified or defamatory, contact us.

Who sees my score?

Only you, by default. A landlord only sees your score if you choose to share it in an application (optional box), with the detail of the criteria and the calculation date. It is then frozen at that date. See also your data and your rights.

What the score is not

It is not a solvency score nor an “acceptance score”: it does not consider your income, occupation or guarantor. It only reflects your tenant behaviour already observed on the platform. For landlords: do not use it as the only criterion and leave the decision to a person (reviewing applications).
